Prime Minister Narendra Modi is scheduled to inaugurate the Noida International Airport on March 25. Once operational, the airport will alleviate the traffic burden on the Delhi Airport and provide a significant boost to Noida’s infrastructure and property market.
After a long wait of 25 years, the dream of launching the Noida International Airport is finally becoming a reality. Prime Minister Narendra Modi will inaugurate the facility on March 28, following which flight operations connecting Jewar Airport to major cities across the country will commence. With the airport becoming operational, the traffic load on the Delhi International Airport is expected to decrease, while Noida’s infrastructure and property sectors are set to receive a major boost.
Indeed, the launch of the Jewar International Airport is expected to accelerate real estate development—particularly in areas situated along the Noida Expressway—when viewed from a long-term perspective.
Which Properties Are Expected to Witness the Strongest Growth?
Vimal Nadar, National Director and Head of Research at Colliers India, stated, “Overall connectivity with Gurugram and Delhi is likely to receive a further boost due to several infrastructure projects currently underway at various stages. Residential properties in select markets within Noida—specifically those situated along the Yamuna Expressway, Greater Noida, and the Noida Expressway—are expected to witness a surge in demand, particularly within the mid-income and luxury segments.”
He added that, within the real estate sector, the upcoming international airport is expected to attract global corporations in the coming years, thereby further enhancing the value of Noida’s office market. “We estimate that the annual demand for Grade A office space in Noida will hover around 2–3 million square feet over the next few years, accounting for approximately one-quarter of the total leasing activity across Delhi-NCR from 2026 onwards.”
It is worth noting that 25 years ago—in 2001—the then Chief Minister of Uttar Pradesh, Rajnath Singh, had proposed the establishment of a Greenfield International and Aviation Hub (TIAH) in Jewar. This project gained fresh momentum in 2014 and subsequently in recent years. On November 26, 2021, Prime Minister Narendra Modi laid the foundation stone for the Noida International Airport near Jewar, Uttar Pradesh; approximately four and a half years later, the construction of the airport’s first phase was completed. Once fully operational, this facility is set to become Asia’s largest airport.
