Property Demand Surges Following Jewar Airport Development Record Sales of Agricultural and Industrial Plots in Noida

The Noida International Airport has triggered a significant surge in the purchase of agricultural land in Jewar and industrial plots in Noida. In the financial year 2025-26, 8,678 agricultural plots were sold in Jewar and 925 industrial plots in Noida—figures that represent a substantial increase over the previous year.

The construction of the Noida International Airport has driven up the purchase of agricultural land in Jewar. While data for the financial year 2024-25 was already notable, the demand for industrial plots in Noida witnessed a twofold surge in the year 2025-26 compared to the previous period.

Specifically, 925 industrial plots were sold in Noida during the financial year 2025-26. This figure stands in contrast to the 472 plots sold in the preceding financial year, 2024-25. However, the majority of these industrial plots were acquired through resale transactions. Meanwhile, in the regions falling under the jurisdiction of the Yamuna and Greater Noida (GNIDA) authorities, only 86 industrial plots were sold during this period.

Leveraging its status as part of the Delhi-NCR region—combined with the ongoing construction of the Noida Airport and the district’s endowment with world-class amenities—people are actively investing in property within the area. Property purchases have witnessed a robust surge over the past two years.

These acquisitions span a diverse range of assets, including flats, independent houses, residential plots, industrial plots, and agricultural land. While a total of 109,780 properties were purchased in the financial year 2024-25, the figure stood at 108,144 properties in the financial year 2025-26.

Among these transactions, agricultural land sales were highest in the Jewar region; residential plots saw the highest sales in Dadri and Greater Noida West; and industrial plots and buildings recorded the highest sales in Noida.

Airport Attracts Major Industries

The Noida Airport project is attracting major industries to the region under the Yamuna Authority’s jurisdiction; however, only 86 industrial plots—including some located in the Greater Noida area—were officially registered during the past year. Conversely, the demand for industrial plots in Noida itself has witnessed a significant uptick.

In Noida, a total of 925 industrial plots were successfully purchased during this period. In the year 2024-25, this figure stood at 472. During that period, 121 industrial plots were sold in the Greater Noida and Yamuna City regions. The demand for agricultural land was highest in the Jewar area; last year, 8,678 individuals purchased agricultural land there. In contrast, this figure stood at 4,807 in the year 2024-25.

Registrations are being processed only after due verification. The purchase of agricultural land has increased in Jewar, whereas the purchase of residential properties has been higher at the Dadri office. The statistics for the past two financial years remain largely consistent. — Brijesh Kumar, AIG-II, Registration Department.
