A major hurdle standing in the way of the construction of New Noida has been cleared. The Noida Authority has accepted a key demand made by farmers regarding compensation, bringing them significant relief.
The impasse regarding land acquisition for New Noida in Gautam Buddha Nagar has been resolved. The Noida Authority has approved compensation rates for land across 80 villages in Greater Noida and Bulandshahr that are on par with those offered by the Yamuna Authority. The land in these villages—located in Bulandshahr and Greater Noida—will be developed as the Dadri-Noida-Ghaziabad Investment Region (DNGIR) and has been officially named ‘New Noida.’ The issue of land acquisition was successfully resolved during the Noida Authority’s 222nd Board Meeting. The Authority has revised the compensation rate payable to farmers for land acquisition to ₹4,300 per square meter—matching the rate offered by the Yamuna Authority. This compensation proposal was formally presented to and approved by the Board. An allocation of ₹800 crore has been earmarked for the first phase of land acquisition. Following the Board’s approval of this decision, the construction of New Noida is expected to gain significant momentum. The land in these villages will be acquired in accordance with the provisions of the Noida Master Plan 2031. An administrative office for New Noida is also set to open shortly.
Plans are underway to establish New Noida across an expansive area of 209 square kilometers. A formal notification regarding this project was issued on October 18, 2024. A meeting was also held in Lucknow to finalize the modalities and procedures for land acquisition. The New Noida Master Plan is scheduled to be executed in four distinct phases. In the first phase, infrastructure development will be carried out across 3,165 hectares of land by the year 2027. Subsequently, over the following five years—leading up to 2032—development work will extend across an area of 3,798 hectares. In the third phase, 5,908 hectares of land will be developed by 2037, followed by the development of 8,230 hectares in the final phase.
80 Villages Across Noida and Bulandshahr
For the development of New Noida, land will be acquired from 20 villages located in Greater Noida and 60 villages situated in Bulandshahr. Farmers here have long been raising their voices in demand of higher compensation. The administration is set to enter into a formal agreement with the farmers. Camps will be organized to provide farmers with comprehensive information regarding the acquisition of village lands. They will be apprised of the formalities associated with the land acquisition process. Furthermore, they will be informed about the various additional benefits and amenities accompanying the land acquisition.
Decision on 5% Abadi Plots Deferred
No decision could be reached during the meeting regarding the allocation of the 5% ‘Abadi’ (residential) plots. However, the process for approving maps within rural residential zones is set to be streamlined. Discussions were also held regarding cases involving funds deposited by farmers for the 5% plots between 2010 and 2023. The Noida Authority clarified that the allocation of these plots would be carried out based on the farmers’ consent and the funds deposited by them.
Green Signal for Sports City Project
The revised Master Plan for the Sports City project also received approval during the meeting. This project had been stalled across Sectors 150 and 79. The Supreme Court had previously issued a reprimand regarding the delays affecting the project. Following this approval, construction work is set to resume on the 300-acre land parcel in Sector 150. Under the new Master Plan, Sector 150 will feature a golf course, a cricket stadium, tennis courts, a multipurpose playground, indoor sports halls, and a swimming pool. Essential amenities such as schools, hospitals, and a sewage treatment plant will also be established. Furthermore, 70% of the land area will be maintained as open space with green cover.
