After Noida and Greater Noida, it is ‘New Noida’s’ Turn! This City Will Be Built on 20,000 Acres of Land Find Out When It Will Be Ready

‘New Noida’—specifically the DNGIR project—marks a major expansion of Noida extending towards Dadri and Bulandshahr. It is set to be developed across approximately 20,000 acres. This will be an industry-driven city, where 40% of the land has been earmarked for industrial use, 13% for residential purposes, and 18% for green spaces. It is expected to accommodate a population of around 600,000 people and generate thousands of employment opportunities. Here is a look at when it is projected to be completed.

Noida’s next major expansion is taking shape in the form of ‘New Noida.’ It has been officially named DNGIR—the Dadri-Noida-Ghaziabad Investment Region. This new city will extend beyond the existing Noida, spreading out in the eastern and south-eastern directions. Its growth trajectory will move towards Dadri and Bulandshahr.

This development is being executed under the provisions of Master Plan 2041. The new city is slated to be built on approximately 20,000 acres of land, incorporating around 80 villages into its scope. The majority of these villages are located in the Bulandshahr district, while a few belong to the Gautam Buddha Nagar district. These villages have already been officially notified for inclusion in the project. The city is planned to be completed in four phases, with the entire project scheduled for completion by the year 2041.

This will not merely serve as a residential space; it is envisioned as an ‘industry-driven’ city. Here, significant emphasis will be placed on manufacturing, logistics, and warehousing. According to the Master Plan, 40 percent of the land has been earmarked for industrial purposes. This initiative is expected to generate employment opportunities for thousands of people.

Thirteen percent of the land has been allocated for residential zones, while 18 percent has been set aside for greenery and open green spaces. Plans are underway to accommodate a population of approximately 600,000 people within this city. Modern roadways and amenities—such as a metro rail system—will also be developed.

The land acquisition rate has now been fixed at ₹4,300 per square meter. This rate is on par with the prevailing rates in the Yamuna Expressway region. Farmers are assured of receiving fair compensation. The government has also sanctioned a budget of ₹1,000 crore for the initial phase of the project. Efforts will be made to conduct the land acquisition through mutual consent.

The Noida Authority is spearheading the implementation of this project. A temporary administrative office is being established within the Sikandrabad Industrial Area. Comprehensive facilities will be provided for both farmers and laborers; notably, the plan includes provisions for modern housing schemes specifically designed for the workforce.

This project is set to further strengthen Noida’s standing, creating a harmonious blend of industry and infrastructure. It will emerge as a new hub of development within the National Capital Region (NCR), thereby providing a significant boost to the regional economy.

‘New Noida’ is envisioned as an expanding urban center extending towards the Dadri-Bulandshahr axis. It aims to foster a balanced development ecosystem encompassing employment, housing, and green spaces. Upon its projected completion by the year 2041, this project is poised to become the new face of Uttar Pradesh.
