When people talk about real estate investment, the natural instinct is often to look at locations that are already developed, populated and commercially active.
But there is another investment approach: studying a location before its full potential becomes visible.
This is one of the reasons Dholera has attracted increasing attention from people tracking India’s emerging industrial and smart-city destinations.
Dholera is being developed as a Greenfield Industrial City and Special Investment Region (DSIR) under the Delhi-Mumbai Industrial Corridor (DMIC). The planned development covers approximately 920 sq. km., with an integrated vision combining industrial, residential, commercial and urban infrastructure.
For real estate investors, the interesting question is not simply:
“What is Dholera today?”
The more important question is:
“What could Dholera become as its planned infrastructure and economic ecosystem develop?”
Dholera: Looking Beyond Today’s Market
Emerging cities are different from established real estate markets.
In a mature market, much of the infrastructure and economic activity is already visible. In an emerging city, investors have to look at the development roadmap—infrastructure, connectivity, industries, employment potential and urban planning.
Dholera’s development is being positioned around these elements.
According to the National Industrial Corridor Development Corporation (NICDC), Dholera is India’s first semiconductor city and the largest node under the DMIC. Its 22.54 sq. km. Activation Area has trunk infrastructure in place, while the broader city is planned as a smart and sustainable urban-industrial ecosystem.
This planned approach is an important part of the Dholera story.
